Do I need an appointment to view your model home?
No, you don’t, and we invite you to drop by any time during our office hours- Monday-Friday, 9 a.m.-3 p.m. and Saturday, 10 a.m.-3 p.m. If you would prefer to make an appointment, you can do so by calling 888-392-8696.
I read that Townsend Homes is an “on-your-site builder.” What does that mean?
Most of our customers come to us ready to build and they have their own home site. We don’t develop subdivisions or mass build. Because we are a custom builder and allow customers to make changes to their plans, we spend more time on site making sure everything is done correctly. We only assist customers in preparing their site for building and for finishing phases like driveway, walkways, and preparing the site for sod and landscaping. Those items are not included in the cost of the home.
What is a “custom” home builder?
A true custom home builder builds to your specifications. Townsend Homes has an inventory of plans and designs and we feature several models on our site but those designs are flexible and we do build custom plans. We allow customers to make changes to the design that they choose. Many builders will not allow changes or if they do, they charge exorbitant amounts for them. Some builders don’t allow changes because they use pre-fabricated materials and cannot make changes. All of our homes are custom built on site.
Does Townsend Homes only build the models on this website?
No. We are a true custom home builder. If you have plans or just some ideas about the home that you want, we invite you to bring them to us. The advantage of building our models is that we can save you money because we know exactly what it costs to build them. There is no guess work or waste on materials. We can draw plans from your ideas and the price of drawing the plans is included in the price of your home.
Will I pay extra for making changes?
In most cases, you will not pay more. We allow customers to make changes to fit their family’s needs. If the changes involve adding square footage or doors, for example, obviously, there will be additional construction costs. But, if we simply reconfigure existing square footage, Townsend Homes does not charge for those changes.
What does the price per square foot include? What are “included features” and “options?”
Every builder offers included features that come in the home at the base value of the home (their price per square foot). Townsend Homes offers many included features that are considered options for other builders (i.e. crown molding, ceramic flooring). Since those other builders don’t include them, they charge you extra. The included feature sheet is vital when you are evaluating builders. Why pay more for something when you don’t have to? Options are those features that are not included in the base price. Townsend Homes offers a full line of options like granite countertops, jetted tubs, and stainless steel appliances. Does Townsend Homes offer financing?
We work with several local banks and mortgage companies so that we can offer our customers a finance plan that best fits their needs. The lenders that we work with offer the best rates available and offer incentives to our customers because they are working with Townsend Homes. Sometimes, customers have already established a relationship with a bank or mortgage company. Our lenders will often match rates and fees from other banks.
What can I expect when I do a building agreement with Townsend Homes?
First of all, when you visit us for the first time, our goal is to learn more about you and your family and the needs that you have in a home. We listen to your ideas and dreams and try to establish a plan and a budget. Then we work together to finalize your design. Once you choose Townsend Homes as your builder, we want you to relax and enjoy the building process. You will be assigned a personal builder who will be in constant contact with you to answer questions, solve any issues, and keep you up to date on the progress of your new home. At the end of the building process, you will have a quality, custom built home that will be the place that you will build memories for years to come. It will give you and your family peace of mind that you have a wonderful home that will hold its value and build equity.
How long will it take to build my new home?
Once we pour the slab, it will generally take 5-6 months. Homes that include an unusual amount of custom detail may take a little longer. We give an estimate from the slab pour because other factors such as site prep and design work can vary by customer.
How much money do I have put on deposit to begin?
We ask for a 1% deposit when the building agreement is approved. This money is put on account in your name and will used to order your building plans once you approve the initial design.
